Al Palazz is our much-loved, carefully-restored, splendidly-equipped family home, located in a beautiful rural setting at the heart of a small farming community. If you are looking for a peaceful holiday in a real home in a real place, and the change to explore a little-known and unspoilt part of Tuscany, this is the place for you.

We've happily shared the joys of Al Palazz with over 100 families across more than 160 weeks, since we started renting 20 years ago. All our reviews are published on this website.

Please note: Al Palazz is a no-smoking, no-pets house. There are two flights of stairs in the house and three flights in the gardens, where there are also some steep drops over walls. There are handrails and safety rails in the house but the gardens are not fenced in. Generally the property is not suitable for under-fives or people who are infirm. Also note that while the famous Tuscan sun shines most of the time, summer storms can be quite spectacular!

BOOKING

Al Palazz can be booked for whole weeks starting Saturdays (and occasionally for shorter periods) from late-May to mid-October. The solar-heated pool is open from June to September. May and October are lovely for walking and exploring. A week here flies by. Two weeks is even more relaxing and lets you explore more of Lunigiana, this still-undiscovered part of Tuscany. 

Al Palazz sleeps up to 6 people. It consists of:
The Villa This is the traditional living part of the house, on the first and second floors. It has two double bedrooms (one king, one king or twin beds) and bathrooms.
The Cantina On the ground floor, originally the storeroom, now a separate open-plan apartment with a third bedroom area, third bathroom, galley kitchen, sitting/dining area, internal stairs to the Villa.

If you only need two bedrooms, it’s cheaper to book just the Villa. This works well for one or two couples, or a family with two children sharing a room.

If you need three bedrooms, book the Villa & Cantina. This works well for three couples, a multi-generation family, or a family with teens needing their own room.

The Cantina is never rented separately from the Villa. However, occasionally as owners we may be living there when only the Villa is booked. If so, the villa, pool and gardens will be all yours to enjoy, but you may occasionally spot us doing garden or pool maintenance. 


There are two ways to book:

1. Book Through An Online Holiday Rental Agency
Al Palazz is listed on the VRBO (Vacation Rental By Owner, said Verbo) website. VRBO guests give Al Palazz a rating of 9.6 Exceptional. VRBO adds a service fee which includes their booking protection for guests. Payment can be made by credit card. Click here for VRBO availability dates and prices

2. Direct Booking
If you are happy to make a direct booking with us, rental is equivalent to VRBO and Airbnb, but there is no service fee to pay. Choose to book the Villa only, or the Villa & Cantina. Payment is by Bank Transfer. For direct bookings we offer discounts for returning guests and for anyone they refer to us. Please ask when you contact us about booking.

DIRECT BOOKING prices

Available weeks and prices in £ GBP for 2026 are as follows. All rentals start on Saturday and are for 7 days unless otherwise agreed.
What’s included in the price 
Our prices are all-inclusive. There are no extras. The price you pay covers rental and also
  • Essentials for cooking, washing and cleaning
  • Gas, electricity and water charges, wood for stoves
  • Garden and pool maintenance
  • Weekly change of linen and house towels
  • Normal weekly cleaning 
It is a condition of rental that guests leave the property clean, in particular ensuring that bathrooms, kitchens and fridges are left in a good state.

FAQS

​Any restrictions on using the house?
Al Palazz is a no-smoking, no-pets house. There are two flights of stairs in the house and three in the gardens where there are also some steep unfenced drops over walls. There are handrails and safety rails in the house but the gardens are not fenced in. Generally the property is not suitable for under-fives or people who are infirm. 

Can we manage without a car?
No. Buses are limited in this rural area and there are no taxis locally.  Once you arrive you do not need to use a car a great deal. You can shop by walking down and back to Bagnone, but choices for eating out will be limited (though eating at the farmhouse in the village is a delight and there are restaurants in town). Train services are good and you can drive easily to three local stations and get to many locations. 

What happens if things go wrong?
There is a comprehensive House Book at Al Palazz, and we are available by phone for any enquiries on your arrival and for any problems or emergencies that arise during your stay. We have a local team who deal with repairs quickly.

Do you need to speak Italian?
The joy of Lunigiana is that it's real get-away-from-it-all Italy. It's intensely rural, with very little English spoken - through great warmth and goodwill from local people. Tourist Information Centres in the towns have English. Most of the best local restaurants still cook what's fresh today, rather than having a menu. Sign language, our House Books and one of the house dictionaries will steer you through most situations, but a smattering of 'get by' Italian does help. There are some Learn Italian books, tapes and CDs in the house.

Why do you rent the house?
People sometimes wonder why we rent our family home in Italy. Simple. We like it to be used and cared for when we're not here. Old houses need light and air - they need to breathe - and rental helps to maintain the house in tiptop condition.

What’s it like for walking?
There are some wonderful hill walks, including parts of the ancient Via Francigena. There are sticks, rucksacks, maps and compass at the house, but you need to bring walking shoes or boots, and be prepared for the maps to be indicative! We describe a number of local walks in our House Books that give a good feel for the area.
